Job summary

American Real Estate Partners (AREP) and its PowerHouse Data Centers division are seeking an SVP, Capital Markets to source, structure, negotiate, and close debt and equity capital for complex, high-volume transactions. This role supports AREP’s growth with a focus on data center investments and requires in-office presence.

The position reports to the Managing Director, Acquisitions and involves leading loan processes, negotiating documents, managing lender due diligence, and identifying capital

Qualifications

• Bachelor’s degree required; Masters degree strongly encouraged.
• 10–20 years of related acquisitions experience in commercial real estate (office, industrial, data center, residential).
• Strong technical skills in Microsoft Office (PowerPoint and Excel).
• Proficient in Argus.
• Established track record of sourcing and closing transactions.
• Excellent written and verbal communication and analytical skills.
• Strong time management, attention to detail, and follow-through.
• Ability to work in a fast-paced, entrepreneurial environment as a hands-on contributor.
• Approximately 10% national travel.

Responsibilities

• Run competitive loan processes or manage brokers to identify optimal construction financing for new developments.
• Negotiate loan documents and guaranties, coordinate lender due diligence, and close construction financings.
• Identify capital partners for new investments or manage third-party processes for deal JV capitalization.
• Negotiate joint venture agreements and work with partners to diligence and close investments.
• Perform financial analyses for prospective investment opportunities in Excel.
• Create complex pro forma models and sensitivity analyses for project cash flows and returns.
• Prepare written communications and memos to investors.
• Calculate returns under different capital structures.
• Conduct property and market tours for investment qualification and competitive positioning.
• Maintain and build relationships with brokers, lenders and investors.
• Strategically manage risk through prudent financial structuring.
