American Real Estate Partners (AREP) is seeking a Senior Vice President, Capital Markets to source, structure, negotiate, and close debt and equity capital for complex real estate transactions, with a focus on data centers. The role reports to the Managing Director, Acquisitions and is an in-office position.

The role requires a track record of large-scale financing, strong analytical skills, and the ability to manage multiple deals and relationships with lenders and investors across the U.S.

Qualifications

• Bachelor's degree required; candidates with a degree in math, real estate, business, finance, economics, or related field, or significant relevant experience may qualify
• 10–20 years of related acquisitions experience in commercial real estate including office, industrial, data center or residential assets
• Strong technical skills in Microsoft Office suite including PowerPoint and advanced Excel; proficient in Argus
• Established track record of sourcing and closing transactions and communicating with brokers/investors
• Ability to work in a fast-paced, entrepreneurial environment; travel approximately 10% nationally

Responsibilities

• Run competitive loan processes or manage brokers to identify optimal construction financing for new developments
• Negotiate loan documents, guaranties, lender due diligence, and close financings
• Identify capital partners for new investments or manage third-party processes for JV capitalizations
• Negotiate joint venture agreements and coordinate due diligence and closings
• Perform financial analyses and create pro forma models and sensitivity analyses for project cash flows and returns
• Prepare written communications and memos to investors
• Calculate returns under various capital structures
• Conduct property and market tours for investment qualification
• Maintain relationships with brokers, lenders and investors
• Strategically manage risk through prudent financial structuring
