New Bern Housing Authority is seeking a Senior Property Manager to direct the day-to-day operations of its public housing and LIHTC portfolio. The role leads Property Managers and staff, ensuring HUD and LIHTC compliance, occupancy targets, and strong resident services.

The position requires a bachelor’s degree in a related field and five years’ experience in property management, including LIHTC and supervisory roles. Thorough knowledge of regulations guides all activities and improvements.

Qualifications

• Bachelor's degree required in a related field.
• At least five years of progressively responsible property management experience.
• Public Housing and LIHTC knowledge preferred.

Responsibilities

• Direct day-to-day operations and performance of public and LIHTC housing portfolio.
• Provide leadership and oversight to property management staff.
• Ensure regulatory compliance with HUD, LIHTC, IRS and state housing finance requirements.
• Develop programs to improve occupancy, resident services, and financial performance.
• Oversee eligibility determinations, rent calculations, and annual/interim reexaminations.
• Coordinate with maintenance for timely work orders and capital improvements.
