Avanti Residential in Kansas City, KS, seeks an Area Manager to lead site operations across multiple communities. You will drive occupancy, resident satisfaction, and asset preservation while supervising Community Managers and on-site staff.

Qualifications

• Bachelor’s degree in property management, real estate, business administration, business management, or related field preferred.
• Master’s degree in business administration preferred.
• 3+ years of experience with increasing responsibility in property management required.
• 3+ years of supervisory responsibility required.
• 1+ years of experience managing a portfolio with a minimum of 800+ multi-family units preferred.
• Proven leadership skills to direct all aspects of property management operations and staff.
• Interpersonal skills to resolve landlord and resident issues.
• Ability to create and monitor property budgets and prepare clear and concise financial reports.
• Proficient computer skills including knowledge of property management software, preferably Yardi.
• Pass criminal background screening prior to employment.
• Possession of a valid driver’s license and up-to-date vehicle insurance.
• Wonderlic pre-employment assessment is required if minimum qualifications are met.

Responsibilities

• Build a productive, motivated, and goal-oriented culture across every community in the assigned portfolio.
• Lead positive change management behavior and support Community Managers through organizational updates.
• Oversee resident, vendor, prospective resident, and guest inquiries, and maintain professional relationships across the portfolio.
• Hold Community Managers accountable to budget guidelines throughout the year and ensure timely response to monthly variances.
• Review resident files for transfers, evictions, reasonable accommodation requests, medical requests, and complaints; evaluate and implement decisions.
• Oversee the physical condition of each community, including office space, restrooms, amenity areas, parking lots, and showing units, to ensure they meet Avanti's quality and presentation standards.
• Walk assigned communities regularly to confirm each asset is kept in excellent condition.
