Job summary

Avanti Residential is seeking an Area Manager to lead a portfolio of communities in the Tampa area. You will drive occupancy, resident satisfaction, and asset preservation while guiding on-site staff and Community Managers.

The role requires strong budgeting, leadership, and relationship skills, with heavy emphasis on safety, compliance, and KPI performance. A path for growth and competitive benefits are offered.

Qualifications

• Bachelor's degree in property management, real estate, business administration, business management, or related field preferred.
• Master's degree in business administration preferred.
• 3+ years of experience with increasing responsibility in property management.
• 3+ years of supervisory responsibility.
• 1+ years managing a portfolio with 800+ multi-family units preferred.
• Proven leadership to direct all property management operations and staff.
• Interpersonal skills to resolve landlord and resident issues.
• Ability to create and monitor property budgets and prepare clear financial reports.
• Proficient with property management software, preferably Yardi.
• Pass criminal background screening prior to employment.
• Valid driver's license and up‑to‑date vehicle insurance.
• Wonderlic pre‑employment assessmentRequired if minimum qualifications met.

Responsibilities

• Build a productive, motivated culture across all communities in the portfolio.
• Lead positive change management and support Community Managers.
• Oversee inquiries from residents, vendors, prospects, and guests, maintaining relationships across the portfolio.
• Ensure budget guidelines are followed and respond to monthly variances.
• Review resident files for transfers, evictions, accommodations, medical requests, and complaints; make decisions.
• Oversee physical condition of communities to meet quality standards.
• Walk properties regularly to ensure assets are well maintained.
