Morgan Properties is seeking a Senior Property Manager to oversee two or more apartment communities with Regional Manager responsibilities for at least one asset. You will lead on-site teams, manage budgets, and drive leasing and resident satisfaction.

The role emphasizes operational and financial performance, capital improvements, and compliance with laws and company policies, with a comprehensive benefits package and strong incentive programs.

Qualifications

• Bachelor’s degree or 7–10 years of related property management experience or equivalent
• Property Manager License and/or Real Estate License as required by state or local regulations
• ARM, CAM, CAPS, MPM, or RMP designations preferred
• Valid driver’s license and ability to travel between properties

Responsibilities

• Hire, train, coach, and supervise all on-site personnel to ensure high performance and accountability
• Oversee property budgets, capital expenditures, and financial reporting to meet revenue and expense targets
• Manage rent collections, delinquency, deposits, and legal actions in compliance with state and local laws
• Support leasing operations including tours, application approvals, and timely move-ins
• Manage lease renewals, rent increases, and resident communications to drive retention
• Ensure resident requests are addressed promptly and promote resident satisfaction daily
• Coordinate with Maintenance Supervisors and outside contractors for timely repairs
• Develop and implement property-specific marketing strategies to increase traffic and occupancy
• Ensure compliance with federal, state, and local laws including Fair Housing regulations
• Promote and monitor safety initiatives across properties
