POSITION RESPONSIBILITIES
The Senior Property Manager (SPM) is responsible for overseeing a property management team managing a portfolio of Outpatient Medical properties. The ideal candidate will have healthcare facilities experience and a proven track record in managing relationships with healthcare system members. Responsibilities include but are not limited to:
- Developing and maintaining strong relationships with healthcare partners to deliver excellent customer service aligned with Healthpeak's core values (W.E. C.A.R.E).
- Conducting annual performance evaluations for team members and managing other people management functions as assigned.
- Overseeing tenant outreach programs and ensuring tenant concerns are addressed promptly and professionally.
- Scheduling regular meetings with team members and key tenants to review property operations.
- Managing tenant survey processes and implementing annual action plans.
- Maximizing recoverable income on a property-by-property basis.
- Developing and managing property operations within budget and preparing 5-year capital plans.
- Preparing annual operating budgets and reviewing monthly financial reports.
- Inspecting buildings, supporting leasing efforts, and ensuring operational compliance.
- Reviewing vendor invoices, supervising property maintenance, and coordinating with vendors and engineers.
- Monitoring property cash flows, expenses, and variances, and supporting acquisition/disposition activities.
- Adhering to corporate compliance policies, maintaining confidentiality, and performing administrative duties.
- Onsite attendance at a company office or property five days a week, with 10% local travel expected.
POSITION REQUIREMENTS
- High School Diploma or GED required; Bachelor’s degree preferred or equivalent experience.
- 7-10 years of experience in commercial real estate property management, with healthcare property management experience preferred.
- 3-5 years managing a diverse team of property management professionals.
- Professional designations (BOMA, IREM, CCIM) are a plus.
- Experience analyzing operational and financial data, familiarity with Yardi software a plus.
- Strong initiative, responsibility, and ability to interact professionally at various levels.
- Excellent communication skills, both written and verbal.
