POSITION RESPONSIBILITIES

The Senior Property Manager (SPM) is responsible for overseeing a property management team managing a portfolio of Outpatient Medical properties. The ideal candidate will have healthcare facilities experience and a proven track record in managing relationships with healthcare system members. Responsibilities include but are not limited to:

1. Developing and maintaining strong relationships with healthcare partners to deliver excellent customer service aligned with Healthpeak's core values (W.E. C.A.R.E).
2. Conducting annual performance evaluations for team members and managing other people management functions as assigned.
3. Overseeing tenant outreach programs and ensuring tenant concerns are addressed promptly and professionally.
4. Scheduling regular meetings with team members and key tenants to review property operations.
5. Managing tenant survey processes and implementing annual action plans.
6. Maximizing recoverable income on a property-by-property basis.
7. Developing and managing property operations within budget and preparing 5-year capital plans.
8. Preparing annual operating budgets and reviewing monthly financial reports.
9. Inspecting buildings, supporting leasing efforts, and ensuring operational compliance.
10. Reviewing vendor invoices, supervising property maintenance, and coordinating with vendors and engineers.
11. Monitoring property cash flows, expenses, and variances, and supporting acquisition/disposition activities.
12. Adhering to corporate compliance policies, maintaining confidentiality, and performing administrative duties.
13. Onsite attendance at a company office or property five days a week, with 10% local travel expected.

POSITION REQUIREMENTS

1. High School Diploma or GED required; Bachelor’s degree preferred or equivalent experience.
2. 7-10 years of experience in commercial real estate property management, with healthcare property management experience preferred.
3. 3-5 years managing a diverse team of property management professionals.
4. Professional designations (BOMA, IREM, CCIM) are a plus.
5. Experience analyzing operational and financial data, familiarity with Yardi software a plus.
6. Strong initiative, responsibility, and ability to interact professionally at various levels.
7. Excellent communication skills, both written and verbal.
