POSITION RESPONSIBILITIES
The Senior Property Manager (SPM) is responsible for overseeing a property management team which successfully manages a portfolio of Outpatient Medical properties in their designated market. The ideal candidate will have experience with healthcare facilities and a proven track record of managing relationships with key members of healthcare systems. Responsibilities include but are not limited to:
- Ensure that team members develop, grow, and maintain strong relationships with healthcare partners to deliver best-in-class customer service and Healthpeak core values (W.E. C.A.R.E).
- Conduct annual performance evaluations for team members and other people management functions as assigned.
- Oversee coordination and implementation of property-specific tenant outreach programs.
- Ensure team members address tenant concerns quickly, professionally, and economically.
- Schedule regular meetings, at least monthly, with team members to review property operations.
- Develop and maintain strong working relationships with healthcare partners, building condo owners, and decision-makers.
- Coordinate and implement portfolio-specific tenant outreach programs.
- Address tenant concerns promptly and professionally.
- Schedule regular meetings with key tenants to review property operations.
- Coordinate tenant survey processes, including annual action plan implementation.
- Maximize recoverable income on a property-by-property basis.
- Develop and manage operations against property-level budgets for each property.
- Prepare and submit 5-year capital plans for approval.
- Prepare annual operating budgets; once approved, submit monthly financial reports for review and approval.
- Review and approve vendor invoices.
- Inspect and review all buildings, taking action on items to be addressed.
- Tour vacant spaces and support leasing efforts as needed.
- Interact daily with Building and Chief Engineers to ensure continuity of building operations, including customer service and facility maintenance reporting.
- Perform administrative duties as necessary.
- Assist with the collection and coordination of market data, including market rents and operating expense estimates.
- Review property cash flows and overall operations; report and take responsibility for monthly expense variances.
- Coordinate all phases of pre- and post-move-in processes.
- Schedule meetings with vendors as needed.
- Ensure operational compliance (vendor contracts, insurance certificates, tenant contact audits, etc.).
- Review receivable reports regularly, follow up on delinquent payments, and recommend legal action when necessary.
- Assist with acquisitions and dispositions as required.
- Support and adhere to Healthpeak's corporate compliance policies and procedures.
- Sustain a high level of confidentiality with all company information.
- Perform other duties as assigned by the Regional Property Manager.
- Maintain onsite presence at a company office or portfolio property five days per week.
- Travel locally up to 10% as needed.
POSITION REQUIREMENTS
- High School Diploma or GED required; Bachelor’s degree in Marketing, Business, Real Estate, Finance, and/or Accounting, or equivalent experience.
- Minimum of 7-10 years of experience in commercial real estate property management, with healthcare property management experience strongly preferred.
- 3-5 years of experience managing a diverse team of property management professionals.
- Professional designation from BOMA, IREM, or CCIM preferred.
- Experience in analyzing operational and financial data.
- Experience with the Yardi suite of programs is a plus.
- Strong initiative and sense of personal responsibility.
- Ability to establish and maintain rapport with the business community and interact with various professionals.
- Excellent written and verbal communication skills.
