Job summary

Gene B. Glick Company is seeking an experienced Property Manager for the 281-unit Mount Vernon apartment community in Louisville. You will oversee budgeting, marketing, maintenance supervision, and daily administration, serving as the senior on-site manager.

You will supervise staff, manage rents and delinquencies, ensure compliance with HUD/IRS regulations, and drive occupancy goals while maintaining exceptional resident relations. Strong communication and leadership are essential.

Qualifications

• High school diploma or equivalent.
• 2–4 years of progressive property management experience.
• Proficient with PC-based word processing and spreadsheet software.
• Demonstrated supervisory potential.
• Able to work weekends and travel for training/meetings.
• Valid driver’s license for state of residence.
• Ability to communicate effectively verbally and in writing.
• Ability to read and comprehend the English language.
• Spanish language skills are a plus.

Responsibilities

• Plan and manage operating budget to control expenses and meet objectives.
• Supervise rent collection, deposit, records, and delinquencies.
• Ensure move-outs with balance are collected or sent to collections.
• Review availability reports and adjust marketing strategy.
• Develop and monitor marketing to retain residents and attract prospects.
• Conduct marketing surveys and respond to market competition.
• Foster positive resident relations and show/lease apartments.
• Achieve occupancy goals and inspect property for improvements.
• Train and develop staff to meet benchmarks and corporate programs.
• Prepare timely records, reports, and documents for company and agencies.
• Ensure HUD, IRS, and Fair Housing compliance; manage move-ins/outs and renewals.
