Partners is seeking a Senior Property Manager to join our growing and dynamic team in Dallas. In this elevated leadership role, you will oversee a significant and diverse portfolio of commercial assets, providing strategic direction, operational excellence, and expert tenant and vendor relationship management. You will serve as a senior team leader, mentor staff, and ensure high-performance standards across all aspects of property operations, financial performance, and client satisfaction.

WHAT YOU'LL DO

  • Provide strategic leadership for a portfolio of complex commercial properties, including office, industrial, retail and mixed-use assets.
  • Develop and implement operational best practices that ensure portfolio-wide consistency and compliance with company standards.
  • Ensure comprehensive risk management, regulatory compliance, and safety practices are in place.

Leadership & Team Management

  • Lead and mentor a team of property managers, assistant managers, and administrative support staff.
  • Foster a culture of accountability, continuous improvement, and professional growth.
  • Collaborate with leadership to identify staffing needs and contribute to succession planning.
  • Develop, manage, and present annual operating and capital budgets; ensure alignment with owner goals and market conditions.
  • Analyze financial statements, monitor budget variances, and implement corrective action when necessary.
  • Oversee rent collections, accounts payable/receivable, and CAM reconciliations with accuracy and timeliness.
  • Provide ownership and senior leadership with customized financial reports and operational performance insights.
  • Serve as a senior point of contact for high-profile and institutional clients.
  • Ensure proactive communication and superior service delivery to maintain high tenant retention.
  • Negotiate, review, and manage complex service contracts, ensuring value and performance from all vendors.

Construction & Capital Projects

  • Oversee capital improvement and tenant buildout projects in collaboration with the Construction Manager.
  • Approve construction contracts and payment applications, ensuring projects are on time and within budget.

New Business & Onboarding

  • Work with Brokerage team to provide quotes/insights for lease renewals and new leases, ensuring compliance with lease before transferring premises.
  • Provide leadership for the onboarding and offboarding of third-party accounts ensuring compliance with Partners policies and procedures.

WHAT YOU'LL BRING

Education & Experience

  • Bachelor’s Degree in Business, Real Estate, or a related field preferred.
  • 7+ years of commercial real estate property management experience, ideally with office, industrial, retail and mixed-use portfolios.
  • Real Estate License required or ability and desire to obtain.
  • CPM, RPA, or CSM certification is a plus.
  • Proven leadership in managing teams and third-party service providers.
  • Solid understanding of lease administration, building systems, and financial reporting.
  • Strong working knowledge of Yardi and Microsoft Office Suite.
  • Strategic thinking with a client-first mindset.
  • Excellent communication and relationship management skills.
  • Business development aptitude and comfort with owner-facing presentations.
  • Problem-solving, financial acumen, and time management.
  • Passion for mentorship, leadership, and continuous improvement.
