Macdonald & Company are exclusively partnered with a growing industrial investment firm that is continuing to expand its footprint throughout Texas. The firm is seeking a Senior Property Manager to oversee a portfolio of industrial assets while helping support the next phase of growth across the platform. The role is based out of the company’s office in Southwest Houston.

Our client is a privately held commercial real estate investment and development firm with a strong track record across industrial and multifamily assets. The platform has experienced significant growth over the past decade and currently owns and operates a sizeable portfolio of industrial properties across multiple markets.

The company offers a highly entrepreneurial environment with exposure across acquisitions, development, capital markets, and asset operations. Leadership is focused on continued expansion throughout Texas and is looking for individuals who want to grow alongside the business.

The Position

The Senior Property Manager will be responsible for overseeing all day-to-day property operations across an industrial portfolio, including maintenance oversight, tenant relations, financial management, and operational reporting.

This individual will work closely with ownership and internal teams to ensure the assets are operating efficiently while maintaining strong tenant relationships and supporting long-term portfolio objectives. The role will also partner with an Assistant Property Manager and third-party vendors to ensure high operational standards are maintained across the portfolio.

Responsibilities

• Oversee day-to-day building operations and maintenance across the portfolio
• Implement maintenance procedures and manage vendor performance
• Conduct regular property inspections and ensure operational standards are maintained
• Manage tenant maintenance requests and oversee resolution of issues
• Coordinate tenant move-ins, suite assignments, access, and parking logistics
• Build and maintain strong tenant relationships through regular communication and site visits
• Support leasing and marketing efforts by maintaining strong knowledge of asset performance and positioning
• Review and approve invoices while monitoring property financial performance
• Assist with budgeting, forecasting, CAM reconciliations, and monthly reporting
• Coordinate and oversee capital improvement projects
• Maintain accurate operational records and reporting systems

Preferred Background

• Strong operational and financial management experience
• Experience preparing budgets, CAM reconciliations, and ownership reporting
• Proven ability managing vendors, maintenance operations, and tenant relationships
• Exposure to capital projects and property improvement initiatives
• Strong communication and client-facing skills
• RPA or CPM designation preferred (or progress toward certification)
