Job summary

SolomonEdwardsGroup, LLC is seeking an experienced Commercial Property Manager to oversee a portfolio of industrial properties in the Southwest market. This hands-on role covers day-to-day operations, tenant relations, lease administration, and capital projects to drive asset performance.

You will prepare budgets, review expenses, coordinate lease renewals, and supervise vendor procurement while maintaining strong tenant satisfaction and identifying opportunities to improve long-term value.

Qualifications

• Bachelor's degree required.
• Previous commercial property management experience.
• Experience managing industrial, flex, or similar commercial real estate assets strongly preferred.
• Experience overseeing a sizable multi-property portfolio is a plus.
• Working knowledge of commercial real estate leases and lease administration.
• Experience with property budgeting, CAM reconciliations, accounts receivable, and financial reporting preferred.

A well-established commercial real estate investment and management organization is seeking an experienced Commercial Property Manager to oversee a portfolio of industrial properties within a growing Southwest market. This hands-on position will be responsible for day-to-day property operations, tenant relations, lease administration, capital and tenant improvement projects, budgeting, and financial performance.

This is an excellent opportunity for an experienced commercial property management professional who enjoys managing a diverse portfolio, building strong tenant relationships, and identifying opportunities to improve property performance and long-term asset value.

Responsibilities:

• Manage the day-to-day operations of a portfolio of commercial and industrial properties
• Serve as the primary point of contact for tenants and proactively address questions, concerns, and service requests
• Conduct regular property inspections and site visits to ensure properties are properly maintained
• Oversee tenant improvement, lease-ready, repair, and capital improvement projects
• Coordinate lease renewals and support tenant retention initiatives
• Review lease requirements and ensure compliance with applicable terms and obligations
• Manage work orders and repair requests to ensure timely and effective resolution
• Review and approve property-related invoices and monitor operating expenses
• Prepare annual property budgets and support CAM reconciliation processes
• Prepare monthly property reports covering occupancy, budget variances, capital improvements, and other key performance indicators
• Monitor accounts receivable and partner with tenants and internal teams to resolve outstanding balances
• Develop competitive vendor bids and negotiate with contractors, subcontractors, and service providers
• Coordinate material procurement and oversee vendors throughout property and capital improvement projects
• Support leasing and vacancy reduction efforts in partnership with internal teams
• Resolve tenant concerns and conflicts professionally while maintaining positive long-term relationships

Requirements:

• Bachelor's degree required
• Previous commercial property management experience
• Experience managing industrial, flex, or similar commercial real estate assets strongly preferred
• Experience overseeing a sizable multi-property portfolio is a plus
• Working knowledge of commercial real estate leases and lease administration
• Experience with property budgeting, CAM reconciliations, accounts receivable, and financial reporting preferred
