Job summary

Irvine Company Apartment Communities seeks a Senior Service Manager to lead maintenance operations at the Orange, CA community. You will supervise the on-site team, manage budgets, and drive preventive maintenance programs to protect property value and resident satisfaction.

You will hire and develop staff, coordinate with vendors on large projects, monitor safety and KPI performance, and ensure compliance with fire, life safety and environmental rules while delivering strong customer service.

Qualifications

• High school diploma.
• Valid California driver’s license; maintain vehicle insurance.
• Ability to communicate clearly in English, both verbally and in writing.

Responsibilities

• Hire, train, onboarding, and development of maintenance staff with focus on engagement and retention.
• Lead, coach and develop direct reports to create a culture of excellence and continuous learning; plan for succession.
• Monitor maintenance metrics and drive action plans to meet goals.
• Administer operating budgets, identify cost savings, and forecast planning.
• Ensure community meets Irvine Company standards; collaborate on reinvestment projects.
• Direct service managers through daily/weekly/monthly planning and regular 1:1s.
• Ensure safety, technical, and management training for the team.
• Implement preventive maintenance schedules and manage capital projects with vendors.
• Coordinate with Reinvestment, Project Management and Landscape teams; oversee COE and related papers.
• Support portfolio initiatives and participate in inspections; manage energy and water initiatives.
