Job summary

Irvine Company Apartment Communities is seeking a Service Manager II to lead maintenance operations for large apartment communities and manage a skilled team. You will handle work orders, preventative maintenance, and unit turnovers while controlling budgets, inventory, and documentation in our operating platform.

The role emphasizes safety, OSHA compliance, customer service, and achieving KPI targets through strategic planning and resource allocation across multiple sites in California.

Qualifications

• EPA 608 (Core and Type II) certification required.
• Clear English communication, written and verbal.
• Travel between communities daily and work across multiple sites.
• After hours on-call support as needed.
• Valid CA driver’s license with active vehicle liability insurance.

Responsibilities

• Oversees maintenance operations for large communities and leads a maintenance team.
• Manages budget, inventory, and procurement; ensures safety and OSHA compliance.
• Hires, trains, coaches, and develops team performance to meet KPIs.
• Coordinates work orders, preventative maintenance, and unit turnovers.
• Ensures documentation in the operating platform and audit-ready records.
• Drives financial and operational performance toward goals.
