Job summary

Alliance Residential seeks a Preconstruction Manager to lead planning, budgeting and coordination with design and construction teams for new sites. You will manage estimates, schedules, risk assessments and VE, ensuring alignment with corporate standards.

The role requires Procore/Planswift proficiency, strong leadership, and ability to coordinate multiple stakeholders across disciplines in a fast-paced environment. On-site work in Atlanta is expected.

Responsibilities

• Plan and execute preconstruction services for new jobsites within assigned region.
• Lead initial planning phases for new construction projects, defining scope, goals, timelines and deliverables with design and construction teams.
• Develop detailed and conceptual estimates, manage budgets and perform value engineering.
• Create and maintain preconstruction schedules, including design and bid milestones.
• Identify risks and develop mitigation plans for site, regulatory, and financial uncertainties.
• Coordinate design, development, construction and internal operations teams for alignment.
• Manage subcontractor prequalification, solicit bids and conduct scope reviews.
• Review project documents to ensure budget, standards and constructability compliance.
• Coordinate site conditions, logistics and schedule requirements with construction leadership.
• Work independently with jobsite staff on preconstruction services and setup.
• Provide constructability reviews and assist with conceptual estimating.
• Develop project scopes and buyout packages for subcontractors to bid.
• Analyze bids and make recommendations; guide Value Engineering process.
• Assist with buyout awards and minimize gaps in design and subcontractors’ scopes.
