Job summary

Bridge Property Management is seeking a Service Manager to oversee maintenance operations for at least one apartment community, typically under 600 units. You will lead hands-on maintenance, mentor staff, oversee vendors, and ensure property readiness and high-quality service.

You will supervise daily activities, manage preventative maintenance, and direct unit turns to minimize vacancies, while maintaining safety and regulatory compliance across properties.

Qualifications

• 3–5+ years of experience in multifamily maintenance management.
• Strong experience managing maintenance operations across multiple properties.
• Advanced knowledge of HVAC, plumbing, electrical, carpentry, and building systems.
• EPA certification Type I, II, or Universal is required; CPO preferred.
• High school diploma or equivalent is mandatory.

Responsibilities

• Lead and manage maintenance operations across at least one apartment community with consistent service standards.
• Supervise, schedule, and prioritize daily maintenance activities including work orders, PM, and emergency responses.
• Develop maintenance staff through coaching and mentorship to build technical capability.
• Oversee vendor and contractor relationships; negotiate service agreements and monitor quality.
• Direct unit turn scheduling and execution to minimize vacancy days and ensure move-in readiness.
• Conduct regular site inspections to assess condition, curb appeal, safety, and quality.
• Lead safety meetings and ensure OSHA/MSDS compliance across properties.
• Manage inventory controls and coordinate parts, tools, and supplies.
• Provide advanced troubleshooting for HVAC, plumbing, electrical, and building systems.
