Bridge Property Management is seeking a Service Manager to oversee maintenance across at least one apartment community, ensuring high service standards and resident satisfaction. You will lead a team, manage vendors, and direct preventive maintenance programs to support move-in readiness and curb appeal.

The role requires 3–5+ years in multifamily maintenance, advanced systems knowledge, and strong leadership. A valid EPA Type I/II/Universal certification and a CPO are preferred.

Qualifications

• 3–5+ years of multifamily maintenance management experience.
• Advanced knowledge of HVAC, plumbing, electrical, carpentry, and general building systems.
• EPA certification Type I, II, or Universal required; CPO preferred in some portfolios.
• Strong leadership and customer service skills.
• High School diploma or equivalent.

Responsabilités

• Lead and manage maintenance operations across at least one community, ensuring consistent service standards.
• Schedule and prioritize daily maintenance, including service requests, PMs, make-readies, and emergencies.
• Develop maintenance staff through coaching and performance feedback.
• Oversee vendor relationships, negotiate service agreements, monitor quality, and ensure timely repairs.
• Direct unit turn scheduling to minimize vacancy days and ensure move-in readiness.
• Conduct routine site inspections for condition, curb appeal, safety, and quality.
• Lead preventive maintenance programs with proper documentation and compliance.
• Manage inventory control across properties and coordinate ordering.
• Provide advanced troubleshooting for HVAC, plumbing, electrical, and building systems.
• Support budget planning and cost management for maintenance.
• Ensure licenses/certifications (EPA, CPO, local/state) are maintained.
• Lead safety meetings and OSHA/MSDS compliance.
• Follow safety procedures and appearance standards.
