Job summary

ArtHaus is seeking a Director of Maintenance to lead maintenance and facilities across our portfolio. You will drive asset reliability, safety, compliance, and service excellence through proactive programs and strong vendor management, partnering with the VP of Property Operations and regional leadership.

You will oversee Service Managers, Technicians, Porters, and vendors, ensure on-time work orders, preventive maintenance, and high-quality unit turns, while advancing data-driven insights.

Qualifications

• 10+ years of multifamily maintenance or construction management with 5+ years in leadership.
• Proven track record managing large portfolios and multi-site teams.
• Strong knowledge of building systems (HVAC, plumbing, electrical, life safety).
• Experience managing CapEx budgets and vendor contracts.
• Proficiency in Yardi Maintenance, EliseAI, and project-tracking software.
• Strong analytical, organizational, and leadership skills.
• Bachelor’s degree in Engineering, Facilities Management, or related field preferred.
• Certifications such as CAMT, CFM, or PMP a plus.

Responsibilities

• Lead, mentor, and evaluate service managers and technicians across sites.
• Oversee maintenance activities with SLA compliance and unit turns.
• Develop and manage a portfolio-wide preventive maintenance program.
• Manage service vendors, contracts, and budget controls.
• Ensure safety, compliance with OSHA/ADA/EPA, and risk management.
• Oversee data integrity in Yardi, EliseAI, and CMMS systems.
