Job summary

WinnCompanies is seeking a Maintenance Supervisor III to oversee operations at Mystic Place in Medford, MA and Parkway Heights in Everett, MA. This working supervisor role leads a maintenance team across two properties and ensures the physical condition aligns with ownership and management goals.

The position offers a competitive $40.00 per hour, with an on-call rotation: one week on every five weeks. Ideal candidates have 5–8 years of relevant experience and a strong background in multi-family

Qualifications

• 5–8 years of relevant work experience.
• 5+ years of supervisory and management experience.
• Strong multifamily experience ideally within large or high-rise communities.
• General knowledge of electrical, plumbing, appliance, and HVAC.
• EPA certification.
• Experience with outside vendors/contractors in HVAC, electric, landscaping and painting.
• Past knowledge of bidding capital projects and supervising work.
• Ability to drive and meet driving records standards.

Responsibilities

• Lead and manage a maintenance staff at the properties on a day to day basis and act as a working Supervisor when not supervising staff.
• Assists in hiring, developing, training and holding staff accountable to operating standards.
• Conduct and participate in weekly staff meetings.
• Prepare and execute bid packages, RFPs, vendor coordination and management of multiple operating and capital budgets.
• Assist the Property Managers in controlling maintenance expenses.
• Responsible for preparing work schedules for maintenance staff and vendors to complete service requests, maintain the preventive maintenance program and overall curb appeal.
• Complete monthly building inspections and review third party property inspections to resolve maintenance repairs.
• Manage complex, centralized building systems including boiler plants, chiller systems, and large-scale mechanical operations associated with high-rise infrastructure.
• Maintain working knowledge of all maintenance programs and capital improvement projects.
• Solicit bids from contractors with approval from the Property Manager and Regional Maintenance Manager.
• Participate in on call activity during off hours, emergencies and hands on maintenance activity.
