WinnCompanies is seeking a Maintenance Supervisor II to oversee maintenance operations at ABCD Portfolio, a 143-unit elderly, affordable housing community located in Roxbury, Dorchester, and Mattapan, MA. The role includes supervising staff, managing work orders, and coordinating preventive maintenance to preserve property assets.

The position offers a competitive pay range of $32.00-$39.00 per hour, depending on experience, with standard hours Monday–Friday 8:00 AM–5:00 PM and an on-call

Qualifications

• High school diploma or GED required.
• 3–5 years of apartment, property, facilities, or building maintenance experience, including HVAC, plumbing, electrical systems, appliance repair, and general building maintenance.
• 1–3 years of supervisory, leadership, or team management experience.
• A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
• Prior experience with Nspire is required.
• CAMT (Certified Apartment Maintenance Technician) certification preferred or required, as applicable.
• Proficiency with Microsoft Office and other computer-based systems for work order management, reporting, and documentation.
• Strong customer service, communication, and leadership skills, with the ability to work effectively with diverse residents, team members, and vendors.
• Availability to participate in an on-call rotation and respond to emergency maintenance needs.

Responsibilities

• Lead and supervise maintenance team members, ensuring high-quality work, productivity, and exceptional resident service.
• Recruit, train, coach, and develop maintenance staff while promoting safe work practices and accountability.
• Oversee service requests, work orders, staff schedules, and vendor activities to ensure timely completion of maintenance projects.
• Manage preventive maintenance programs, building inspections, unit inspections, and curb appeal initiatives to preserve the property's physical assets.
• Perform and coordinate maintenance repairs, including HVAC, plumbing, electrical, appliance, carpentry, and general building systems.
• Review property inspection findings, obtain contractor bids, and assist with capital improvement and maintenance projects.
• Participate in the on-call rotation and respond to after-hours maintenance emergencies as needed.
