Job summary

CLMI Group, LLC in Southern California seeks a Project Manager – Multifamily Development (Design & Construction) to lead design coordination, entitlements, and construction through occupancy. You will oversee design consultants, the general contractor, and the project budget and schedule to deliver high-quality multifamily communities.

Qualifications

• 8+ years of full-time experience managing design and construction of multifamily residential projects (garden-style, podium, or high-rise).
• Experience managing projects from design/entitlement through occupancy — not just construction oversight.
• Experience developing and managing project budgets and master schedules integrating design, permitting, and construction milestones.
• Working knowledge of California entitlement processes, Title 24 energy standards, CALGreen, and multifamily building codes.

Responsibilities

• Serve as the lead project manager for assigned multifamily developments from schematic design through closeout and occupancy.
• Manage the architect, structural, civil, MEP, and landscape design teams to meet budget, schedule, and entitlement requirements.
• Lead entitlement and permitting coordination with local planning and building departments.
• Develop and manage master project budgets, cash flow projections, and cost estimates across all phases.
• Develop, monitor, and update the master project schedule; integrate milestones.
• Lead procurement and contracting of general contractors, design consultants, and vendors.
• Review RFIs, submittals, and design changes during construction; manage change orders.
• Oversee day-to-day construction administration, QC, safety, coordination, and progress reporting.
• Coordinate unit mix, amenity programming, and finish selections with ownership to align with market needs.
• Ensure compliance with Title 24, CALGreen, ADA/Fair Housing, and applicable codes.
• Manage punch lists, TCO/CO process, and turnover sequencing for leasing.
• Evaluate contractor and consultant performance; review pay applications.
• Identify and mitigate risks across design, entitlement, and construction.
• Prepare status reports, budgets, and schedules for ownership and executives.
• Closeout processes, including as-builts, warranties, and O&M turnover.
