Job summary

Superior Skilled Trades is partnering with a company seeking an experienced Construction Manager to oversee day-to-day construction of for-sale residential communities in San Jose, CA. You’ll manage projects from site work through homeowner handoff, ensuring quality, safety, and on-time delivery.

The role requires five years in multifamily residential construction, including townhomes and multi-story attached housing, with strong leadership and plan-reading skills.

Qualifications

• Five years minimum managing multifamily residential construction sites.
• Experience with townhomes and multi-story attached housing.
• Ability to read civil, architectural, MEP plans.
• Knowledge of California building codes and Cal/OSHA.
• Bachelor's degree preferred but not required.

Responsibilities

• Manage horizontal construction activities including grading, utilities, and infrastructure.
• Oversee subcontractors and trade partners with scheduling and sequencing.
• Develop and maintain construction schedules and identify delays or risks.
• Lead preconstruction and project startup meetings and field reviews.
• Coordinate municipal inspections and ensure code compliance.
• Enforce safety requirements per Cal/OSHA and SWPPP.
• Monitor project budgets and review invoices and change orders.
• Coordinate with internal teams to align construction with plans and commitments.
• Perform quality control inspections and manage punch lists.
• Support warranty transitions and resolve post-closing issues.
• Maintain daily logs and progress reports.
