Job summary

essex is seeking a Sr. Maintenance Supervisor to oversee maintenance operations for a 500+ unit property portfolio. You will lead a team, manage the preventive maintenance program, and coordinate with vendors to ensure safety, compliance, and resident satisfaction.

The role requires strong leadership, budget awareness, and hands-on experience with building systems. On-site work in Hayward, CA, with potential after-hours coverage and regular reporting to management.

Qualifications

• Requires high school diploma or GED; 5+ years in property management or related field.
• HVAC and/or CPO license preferred.
• Proficient knowledge of electrical, plumbing, and appliance repair; knowledge of hazards.
• English reading/writing; able to supervise 2+ associates.

Responsibilities

• Supervise a team of maintenance technicians and assign tasks.
• Manage personnel lifecycle from selection to performance.
• Implement preventive maintenance schedules for HVAC, plumbing, electrical.
• Respond to resident work orders and prioritize repairs.
• Conduct regular property inspections for safety and compliance.
• Work within the maintenance budget and assist budgeting.
• Coordinate with vendors for large projects.
• Maintain excellent customer service with residents and staff.
• Be available for after-hours emergencies.
• Maintain records in SightPlan and trackers.
• Support property improvement projects.
