Job summary

Greystar is seeking a maintenance technician to ensure buildings, grounds, amenities, and common areas meet standards for cleanliness, safety and functionality on-site in New York. The role involves completing work orders, performing preventative maintenance, and managing make-ready tasks for vacants.

The position requires EPA Type 1 and II or Universal refrigerant certifications, a valid driver’s license for on-site vehicle use, and compliance with safety and local regulations.

Responsibilities

• Completes assigned work orders from resident requests for service and performs preventative maintenance by diagnosing defects and making repairs per policies, safety standards, and codes.
• Completes the make-ready process to prepare vacant apartments for leasing, including inspections, punch lists, vendor scheduling, and supplies management.
• Manages material access and inventory by tracking usage, returning unused items, and notifying the supervisor when re-ordering is needed.
• Completes documentation to ensure service requests are accurately recorded and tracked.
• Maintains grounds and common areas: trash removal, pressure-washing, cleaning, and painting as needed.
• Supports cost-control by repairing rather than replacing and using tools and materials efficiently.
