Job summary

Qualifications

• Extensive knowledge of maintenance, HVAC, plumbing, minor electrical, drywall repair, painting and appliance repair.
• Knowledge of Uniform Physical Conditions Standards or Housing Quality Standards.
• Ability to read and understand operating instructions and manuals for tools, equipment and chemicals.
• Ability to read, write and understand English.
• Familiarity with basic computer skills (email, time keeping, mobile apps).
• Ability to work independently on multiple compliance projects.
• Ability to produce quality, thorough work.
• Ability to communicate calmly with residents.
• Respond positively to supervisory direction.

Responsibilities

• Inspect property to determine units or systems needing maintenance or repair and report to Property Manager.
• Assist Property Manager with move-out inspections.
• Manage completion of all make-ready assignments on time and in compliance with regulations.
• Coordinate with On-Site Manager for external contractor work.
• Maintain six-week inventory of replacement parts.
• Manage on-site tool inventory and maintain tools.
• Keep shop and storage area clean, safe and organized.
• Complete resident service orders promptly per company standards.
• Maintain property appearance and curb appeal.
• Participate in preventative maintenance program.
• Follow OSHA and company safety standards.
• Remove bulk trash as needed.
• Assist in training of maintenance staff and porters.
• Participate in staff meetings and company trainings.
• Assist in planning resident events.
• Be available for after-hours emergencies.
• Perform other duties as assigned.
