Job summary

Prospera Housing Community Services is seeking a Maintenance Technician III to maintain buildings and common areas, perform HVAC and plumbing tasks, and support management in regulatory compliance. Qualifications

• Extensive knowledge of maintenance, HVAC, plumbing, minor electrical, drywall repair, painting and appliance repair.
• Knowledge of Uniform Physical Conditions Standards or Housing Quality Standards.
• Ability to read and understand operating instructions and manuals for tools, equipment and chemicals.
• Ability to read, write and understand English.
• Familiarity with computer skills including email, electronic time‑keeping and mobile software applications.
• Ability to work independently and concurrently to perform multiple compliance projects.
• Ability to produce work which consistently meets quality, thoroughness and effectiveness.
• Ability to speak calmly and respectfully to residents.
• Respond positively to supervisory direction and feedback.

Responsibilities

• Inspect property to determine units or systems requiring maintenance and report needs to the Property Manager.
• Assist Property Manager with move-out inspections.
• Manage completion of make-ready assignments on schedule with quality standards.
• Coordinate with On-site Manager for outside contractor services.
• Maintain six-week inventory level of replacement parts and tools.
• Keep shop and storage areas clean, safe and organized.
• Handle resident service orders promptly and prioritize daily work.
• Be available for after-hours emergency problems as directed by the Property Manager.
