Job summary

AvalonBay Communities, Inc. is seeking a Maintenance Technician II to support our California communities. The role focuses on diagnosing and repairing HVAC, electrical, plumbing, and related systems to keep residents comfortable.

Qualifications

2-3 years of maintenance experience including HVAC, electrical and plumbing work.
Valid driver’s license required.
Ability to participate in an on-call rotation.
Ability to communicate with residents and coworkers effectively.
Ability to read and understand policies and maintenance procedures.
Knowledge of PPE and chemical safety.
Basic understanding of emergency systems and operation sequences.

Responsibilities

Diagnose and repair HVAC, electrical, plumbing, appliances, carpentry, safety systems, and related components.
Complete service requests and repairs on time per company standards.
Ensure vacant apartments are rent‑ready promptly.
Perform turnkey work as needed and conduct preventative maintenance.
Assist in painting interior and exterior surfaces when required.
Maintain a safety culture and report unsafe conditions and equipment.
