Job summary

Foresight Asset Management, LLC seeks a Lead Maintenance Technician to oversee daily maintenance and a maintenance team at a multifamily property in Texas. You will supervise staff, manage preventive maintenance, handle vendor contracts, and lead make-ready units for move-ins.

The role requires strong leadership, safety focus, and hands-on repair knowledge. Qualified candidates maintain HVAC/plumbing/electrical skills and possess a Texas driver's license.

Qualifications

• High school diploma or equivalent; vocational/trade education or technical certifications is a plus.
• HVAC certification (CFC/EPA universal) required; EPA certification preferred.

Responsibilities

• Supervise, schedule, and inspect maintenance staff work, in-house and contracted.
• Manage preventative maintenance programs, inspections, and safety compliance.
• Respond to resident service requests and maintain communication with management.
• Lead unit make-ready processes – repair, paint, clean, and prepare vacant apartments.
• Diagnose, inspect, repair, or replace maintenance requests (HVAC, plumbing, pool/spa, electrical, appliances).
• Order supplies, manage inventory and budgets, oversee tool and shop organization.
• Coordinate bids, contracts, and interact with vendors for landscaping, renovations, and repairs.
• Mentor and train Maintenance Technicians; enforce safety culture.
• Maintain logs of maintenance activity, safety meetings, and expenditures.
• Participate in rotating on-call schedule for emergencies.
