Job summary

Foresight Asset Management, LLC in San Antonio, TX seeks a Lead Maintenance Technician to oversee daily maintenance operations, supervise staff, and coordinate third-party vendors across an apartment community.

You will lead make-readies, preventive maintenance, inspections, and safety compliance, while maintaining records, budgets, and on-call coverage; a strong emphasis on safety, reliability, and resident satisfaction.

Qualifications

• High school diploma or equivalent; vocational/trade education or technical certifications is a plus.
• Minimum 2-5 years of residential/multifamily maintenance experience; at least 2-3 years of supervisory experience preferred.
• HVAC certification (CFC/EPA universal) and EPA certification required; CPO or other trade credentials preferred.
• Strong knowledge of mechanical, electrical, plumbing, carpentry, HVAC, appliance repair, pool/spa, and general facility maintenance.

Responsibilities

• Supervise, schedule, and inspect maintenance staff work, in-house and contracted.
• Manage preventative maintenance programs, property inspections, and safety compliance.
• Respond to resident service requests and maintain communication between residents and management.
• Lead unit make-readies and prepare vacant apartments for move-in.
• Diagnose and repair a wide range of maintenance issues (HVAC, plumbing, pool/spa, electrical, appliances).
• Order supplies, manage inventory and budgets, oversee tools and shop area.
• Coordinate bids, contracts, and vendor interactions for landscaping, renovations, and repairs.
• Mentor and train technicians; uphold safety culture and records.
