Foresight Asset Management, LLC is seeking a Lead Maintenance Technician to oversee daily maintenance operations at our Texas apartment communities. You will supervise in-house and contracted staff, manage preventive maintenance programs, coordinate third-party vendors, and ensure units and common areas are safe and visually appealing.

You will lead make-readies, diagnose and repair a wide range of systems, and mentor technicians while maintaining thorough records and safety compliance.

Formación

• High school diploma or equivalent; vocational/trade education or technical certifications is a plus.
• Minimum 2-5 years of residential/multifamily maintenance experience; 2-3 years in lead or supervisory role preferred.
• HVAC certification (CFC/EPA universal), EPA certification required; CPO or other trade credentials preferred.
• Strong knowledge of mechanical, electrical, plumbing, carpentry, HVAC, appliance repair, pool/spa, and general facility maintenance.
• Proven leadership, organizational, and communication skills; customer-focused and safety-conscious.
• Valid Texas driver's license, reliable transportation, and ability to pass background check and drug screening.

Responsabilidades

• Supervise, schedule, and inspect maintenance staff work, both in-house and contracted.
• Manage preventative maintenance programs, property inspections, and safety compliance.
• Respond to resident service requests and maintain communication between residents and management.
• Lead unit make-ready processes-repair, paint, clean, and prepare vacant apartments for move-in.
• Diagnose, inspect, repair, or replace a variety of maintenance repair requests relating to HVAC, plumbing, pool/spa, electrical/mechanical, appliances, carpentry, flooring, and paint.
• Order supplies, manage inventory and budgets, and oversee tool and shop area organization.
• Coordinate bids, manage contracts, and interact with vendors for landscaping, trash removal, renovations, and specialty repairs.
• Mentor and train Maintenance Technicians; ensure team development and safety culture adherence.
• Maintain thorough records/logs of maintenance activity, safety meetings, work orders, expenditures, and regulatory compliance.
• Participate in a rotating on-call schedule for emergency response coverage (including nights/weekends).
