Job summary

Olympus Property in Savannah, GA is seeking a Lead Maintenance Technician to oversee daily maintenance operations and drive property upkeep. You will manage turn-key work, schedule staff, and coordinate with contractors to ensure high-quality repairs and preventive maintenance across the community.

The role requires 3+ years in maintenance supervision, EPA/HVAC certification, and on-call availability. Excellent organization, safety adherence, and team leadership are essential for success.

Qualifications

• 3+ years in residential/commercial/apartment maintenance and/or supervisor role
• EPA/HVAC certified
• On-call

Responsibilities

• Oversee day-to-day maintenance operations and ensure compliance with laws and regulations.
• Inspect property regularly to ensure maintenance and repairs are completed.
• Order, purchase, and manage inventories of tools, parts, and supplies.
• Schedule daily, weekly, and monthly workloads for maintenance staff.
• Coordinate with third-party suppliers and contractors.
• Monitor and track service requests and perform preventative maintenance.
• Maintain neat, stocked, and organized maintenance shop areas.
• Conduct monthly, quarterly, and yearly property inspections.
• Maintain grounds, irrigation systems, interior/exterior structures, appliances, and common areas.
• Coordinate repairs of structural, mechanical, electrical, and HVAC systems.
• Ensure safety and security policies are followed; hire service team members.
• Collaborate with office staff and Business Manager to prepare show-units and vacant units.
• Utilize software to track reports, inventory, and completed items.
