Job summary

Atria Senior Living in Omaha, NE is looking for a hands-on Maintenance Technician to keep our community safe and welcoming. You’ll perform general repairs, coordinate with contractors, and respond to work orders to ensure apartments and common areas are well maintained.

Ideal candidates have 2+ years of maintenance experience, a valid driver’s license, and the ability to work independently while meeting quality standards. We offer competitive pay and a comprehensive benefits package.

Qualifications

• High School Diploma or GED.
• Two years of hands-on maintenance experience in plumbing, electrical, carpentry, HVAC, etc.
• Three years of multi-family property management or building maintenance experience preferred.
• Ability to perform basic arithmetic for calculations, estimating, and averages.
• Demonstrated ability to use independent judgment to meet company goals.
• Experience with safe handling of tools used in construction, maintenance, and landscaping.
• Must possess a valid driver’s license and be able to drive company/personal vehicle.
• Must meet motor vehicle policy standards.

Responsibilities

• Assist in preparing move-in ready apartments (painting, carpet cleaning, repairs).
• Manage maintenance to ensure physical condition meets company standards.
• Perform preventative maintenance and data collection.
• Manage service requests using work order system and prioritize requests.
• Conduct daily community inspections and keep grounds clean.
• Perform maintenance tasks: electrical, plumbing, carpentry, HVAC, etc.
• Monitor mechanical equipment and safety systems.
• Coordinate with contractors/subcontractors as required.
• Organize maintenance storage and mechanical rooms.
• Ensure proper use of tools, equipment, and vehicles.
• Follow all laws and company policies.
• May drive company vehicle as required.
• Act as manager on duty when required.
