The role requires strong leadership, hands-on maintenance expertise in HVAC, electrical, plumbing, and carpentry, and a customer-service mindset to support residents and colleagues.

Qualifications

• A high school diploma is required.
• An associate degree or higher from a college or technical school is preferred.
• At least 3 years of experience managing apartments, senior living communities, hotels, or large complex maintenance is required.
• 1–2 years of supervisory/management experience, including staff hiring and supervision, scheduling, budgeting, and vendor management, is preferred.
• Experience with HVAC, electrical, drywall repair and texturing, carpentry, plumbing, painting, and general maintenance.
• Ability to use general maintenance tools, supplies, and equipment; participate in on-call rotation.
• Excellent communication skills and customer service mindset.
• Ability to be on call 24/7 for any maintenance-related emergencies in the community.
• A valid state driver's license is required.
• A positive team player mentality and passion for serving seniors.

Responsibilities

• Maintain day-to-day physical plant operations and ensure safety compliance.
• Supervise the maintenance department staff including technicians and housekeeping.
• Manage preventative maintenance programs and budgeting for maintenance expenses.
• Obtain competitive bids and manage vendor relationships.
• Inspect grounds and facilities daily to maintain curb appeal.
• Ensure vacant units are ready promptly for turnover.
• Respond to resident and community emergencies.
• Coordinate with executives on budget guidelines and approvals.
