Job summary

Cogir Senior Living is seeking a Maintenance Director to oversee the community's day-to-day physical plant operations, ensuring safety standards and high-quality upkeep. You will manage HVAC, electrical, plumbing, carpentry, painting, and major appliances while leading the maintenance team.

The role includes supervising staff, coordinating preventive maintenance programs, and ensuring timely, budget-conscious repairs.

Qualifications

• A high school diploma is required.
• An associate degree or higher from a college or technical school is preferred.
• 3+ years of experience managing apartments, senior living communities, hotels, or large complex maintenance are required.
• 1-2 years of supervisory/management experience, including staff hiring and supervision, scheduling, budgeting, and vendor management, is preferred.
• Experience with HVAC, electrical, drywall repair and texturing, carpentry, plumbing, painting, and general maintenance.
• Ability to use general maintenance tools, supplies, and equipment; participate in on-call rotation.
• Excellent communication skills and customer service mindset.
• Ability to be on call 24/7 for maintenance emergencies.

Responsibilities

• Oversee day-to-day maintenance of the community.
• Supervise Maintenance Technicians and housekeeping staff.
• Coordinate bids for maintenance-related expenses and manage budgets.
• Ensure compliance with local, state, and federal building codes and safety regulations.
• Respond to resident and community emergencies.
• Schedule, inspect, and coordinate repairs to minimize downtime and liability.
