Job summary

Atria Senior Living is seeking a Maintenance Director/Manager to lead a multi-family property maintenance team and oversee preventative upkeep of building systems. You will manage staff, coordinate vendors, and contribute to safety and operational standards across the community.

The role requires a high school diploma or GED, 3–5 years in property management or maintenance, and a valid driver’s license. Strong budgeting, organizational, and communication skills are essential for success.

Qualifications

• High school diploma or GED required.
• 3–5 years of multi-family property management or maintenance experience.
• Must possess valid driver’s license.
• Proficient with basic arithmetic for calculations and budgeting.

Responsibilities

• Manage maintenance and preventative maintenance for assigned community, including HVAC, electrical, plumbing, carpentry, painting, and major appliances.
• Supervise maintenance, housekeeping, laundry, and janitorial staff; schedule, hire, coach, and evaluate performance.
• Develop and monitor annual maintenance operating budget and control expenditures.
• Coordinate with external vendors and contractors; ensure compliance with policies and safety standards.
• Inspect grounds and apartments regularly to ensure full functionality and cleanliness.
• Respond to service requests and manage work orders in Facility One system.
• Drive company vehicle as required and ensure compliance with vehicle policies.
