Job summary

Atria Senior Living is seeking a Maintenance Director to lead a team at a New York community. You will supervise maintenance, housekeeping and related staff, ensuring the physical condition of the property, safety compliance and excellent resident service.

You will manage budgets, coordinate with vendors, and oversee preventative maintenance, turnover, and facility improvements, driving operational efficiency and resident satisfaction.

Qualifications

• High school diploma or GED required.
• 3–5 years of multi-family property management or building maintenance experience.
• Strong performance management and coaching skills.
• Ability to use independent judgment to meet company goals.
• Basic computer skills and Microsoft Office experience.
• Ability to operate common maintenance tools and equipment and train others.

Responsibilities

• Manage maintenance, housekeeping, laundry and janitorial personnel including scheduling and performance reviews.
• Implement programs to maximize revenue and control expenses while improving customer satisfaction.
• Oversee maintenance of the community’s physical condition and safety compliance.
• Handle work orders and prioritize issues using the Facility One system; ensure timely resolution.
• Manage apartment turnover and preventative maintenance to protect property value.
• Assist in developing the maintenance operating budget and monitor expenditures.
• Purchase parts and materials for national accounts and monitor supplier contracts.
• Inspect property and common areas to ensure functionality and standards.
