Job summary

Cogir Senior Living in North Carolina is seeking a Maintenance Director to oversee day-to-day facilities operations across our community. You will manage HVAC, electrical, plumbing, carpentry, painting and major appliances, while ensuring safety compliance and preventive maintenance programs.

You will lead the maintenance team, coordinate vendor services, manage budgets and inventories, and respond to emergencies.

Qualifications

• High school diploma required.
• Associate degree or higher preferred.
• 3+ years managing apartments or senior living communities or similar.
• 1-2 years supervisory/management experience preferred.
• HVAC, electrical, drywall repair, carpentry, plumbing, painting and general maintenance experience.

Responsibilities

• Use general maintenance equipment and safety gear.
• Organize and prioritize service requests; ensure timely repairs.
• Inspect grounds and buildings daily to maintain curb appeal.
• Perform turnkey work; ensure vacant units are ready promptly.
• Maintain strong customer service with residents, staff, vendors, and management.
• Work with Executive Director to obtain competitive bids for maintenance expenses.
• Understand and adhere to budget guidelines.
• Purchase supplies using standard PO systems and proper bidding procedures.
• Monitor inventory of parts and supplies at appropriate levels.
• Hire, train, and manage maintenance staff and housekeeping.
• Respond to resident and community emergencies.
• Coordinate compliance with local, state, and federal codes and regulations.
• Conduct regular inspections and implement corrections.
