Job summary

Cogir of Chesapeake in Chesapeake, VA seeks a Maintenance Director to lead day-to-day facility operations across the community, ensuring safety, compliance, and reliable systems.

You will oversee HVAC, electrical, plumbing, carpentry, and major appliances, drive preventative maintenance, manage staff, and coordinate with leadership to meet budget and service standards for residents and guests.

Qualifications

• 3+ years of experience managing apartments, senior living communities, hotels, or large maintenance operations.
• 1–2 years of supervisory/management experience, including staff hiring and budgeting.
• Experience with HVAC, electrical, plumbing, carpentry, painting, and general maintenance.
• Ability to use general maintenance tools and equipment; on-call rotation participation.
• Valid state driver’s license is required.
• Positive team player mentality and passion for serving seniors.

Responsibilities

• Lead day-to-day maintenance of the community, ensuring safety standards and timely repairs.
• Organize, prioritize, and complete service requests and preventive maintenance tasks.
• Inspect grounds and facilities daily to maintain curb appeal and minimize liabilities.
• Manage vacancies and coordinate turnkey work for ready-to-show units.
• Maintain open communication with residents, staff, vendors, and management.
• Obtain competitive bids and monitor budget adherence for maintenance expenses.
• Hire, train, and supervise Maintenance Technicians and housekeeping staff.
• Respond to emergencies and ensure regulatory compliance (codes, SDS, OSHA, EPA).
• Schedule regular inspections and implement corrective actions as needed.
