Job summary

AMS is seeking an experienced Association Business Manager to oversee a portfolio of homeowner and condominium associations. This role is ideal for an established HOA management professional who is confident working with Boards of Directors, homeowners, vendors, and internal teams.

The ideal candidate will have at least 5 years of portfolio management experience and the ability to independently manage multiple communities, priorities, and deadlines while providing exceptional service.

Qualifications

• Minimum 5 years of portfolio management experience with HOA knowledge.
• Direct experience working with Boards of Directors.
• Strong budgeting, vendor management and community operations skills.
• Excellent written and verbal communication; highly organized and detail‑oriented.
• Ability to manage multiple communities and deadlines independently.

Responsibilities

• Manage a portfolio of homeowner and condominium associations.
• Serve as the primary contact for assigned Boards and communities.
• Build strong relationships with Boards, homeowners, vendors and internal teams.
• Prepare for and attend Board meetings with agendas, reports and minutes.
• Develop and monitor association budgets with the Accounting team.
• Coordinate vendor bids, contracts and maintenance projects.
• Conduct property inspections and address maintenance and compliance issues.
• Respond to inquiries in a professional, timely manner.
• Oversee compliance programs and resolve homeowner concerns.
• Collaborate with support teams to ensure exceptional service.
• Manage deadlines and priorities across the portfolio.
• Participate in after-hours coverage and evening Board meetings as needed.
