Job summary

Horning is seeking a Senior Floating Maintenance Technician to provide advanced maintenance across multiple properties in the Washington, DC area. The role covers HVAC, electrical, plumbing, carpentry, and appliances, with responsibility for supervising outside contractors and mentoring junior staff.

The position requires travel more than 50% of the time, on-call duties, and a strong emphasis on safety, compliance, and documentation.

Qualifications

• High school diploma or GED with 5+ years of related maintenance experience.
• Strong working knowledge of HVAC, electrical, plumbing, carpentry, appliances, and building systems.
• Familiarity with asbestos and lead-based paint procedures.
• CAMT and/or CFC Universal certifications strongly preferred.
• Ability to communicate effectively in writing and verbally.
• Strong problem-solving, adaptability, and teamwork skills.

Responsibilities

• Travel between properties in DC, MD, and Northern VA to provide maintenance coverage.
• Mentor junior technicians and train teams on advanced repair techniques and safety.
• Oversee vendor coordination and contractor work for quality control.
• Respond to emergencies, on-call rotations, and document after-hours activities.
• Diagnose and repair HVAC, electrical, plumbing, carpentry, and appliance issues.
• Lead water mitigation efforts and mold prevention/remediation when needed.
