Job summary

Horning Management LLC Corporation is seeking a Senior Floating Maintenance Technician to provide advanced maintenance support across multiple properties in the Washington, DC area. The role requires traveling between properties in DC, Maryland, and Northern Virginia to cover staffing gaps, perform complex repairs, and uphold consistent standards.

Qualifications

• High school diploma or GED with 5+ years of related maintenance experience.
• Strong working knowledge of HVAC, electrical, plumbing, carpentry, appliances, and building systems.
• Familiarity with asbestos and lead-based paint procedures.
• Professional certifications such as CAMT and/or CFC Universal strongly preferred.
• Ability to communicate effectively in writing and verbally.
• Strong problem-solving skills, adaptability, and ability to work independently and as part of a team.

Responsibilities

• Travel between assigned properties in DC, MD, and Northern VA to provide maintenance coverage, troubleshooting, and repairs.
• Mentor and train junior maintenance technicians on advanced repair techniques and safety practices.
• Provide guidance to property teams to maintain consistent maintenance standards.
• Assist with vendor coordination and oversee contractor work.
• Perform on-call duties on a rotational basis and ensure timely resolution and documentation of after-hours emergencies.
• Diagnose and repair electrical, plumbing, HVAC, carpentry, and appliance issues.
• Perform preventive maintenance to keep building systems in optimal condition.
• Conduct inspections and identify potential hazards or repairs needed.
• Lead water mitigation efforts, including water extraction, use of fans/dehumidifiers, and mold prevention/remediation.
• Respond quickly to floods, leaks, sewer backups, and other emergencies to minimize damage.
• Train property teams on best practices for immediate water mitigation.
• Ensure all properties meet safety, compliance, and quality standards.
