Job summary

The Building People, LLC is seeking a Senior Facility Site Accessor with an active Secret Clearance to support a federal client at a secure campus in Washington, DC. The ideal candidate has extensive experience in building mechanical systems, facility condition assessments, energy assessments, BAS, and lifecycle management.

Responsibilities include coordinating inventories, documenting deficiencies, recommending corrective actions, and producing comprehensive assessment reports.

Qualifications

• Active Secret Clearance.
• Bachelor’s degree in Architectural Engineering or Mechanical Engineering.
• Ten+ years of building construction industry experience.
• Experience with federal facility condition assessments, asset management, or capital-planning programs.
• Experience with CERL Sustainment Management System (SMS) including BUILDER.
• Broad knowledge of HVAC, plumbing, fire protection, controls, energy management, and facility infrastructure.
• Ability to work independently, exercise sound judgment, and lead project communications.
• Willingness to report to a secure federal campus in Washington, DC and travel at least 50%.

Responsibilities

• Coordinate and conduct inventories and condition assessments of building and infrastructure components, focusing on MEP systems.
• Identify, classify, and document deficient conditions with narratives of general condition.
• Recommend corrective actions to support repairs, modernization, and life-cycle cost estimates.
• Perform quality control of field surveys, data input, and reports.
• Schedule and lead regular communications with management on schedules, risks, findings, and status.
• Prepare facility assessment and audit findings reports, including energy assessments.
• Review BAS data for energy assessments and system optimization.
• Review cost estimates and suggest database modifications based on real data.
• Apply asset-management and lifecycle principles for technology and services development.
• Stay current on MEP trades and emerging technologies; prepare training materials on HVAC, plumbing, and fire protection.
• Coordinate with government stakeholders and project teams to translate needs into engineering solutions.
• Travel to secure federal campus as needed for field investigations and meetings.
