Job summary

Cap8 Doors & Hardware, LLC is seeking an experienced Division 8 Estimator to lead commercial opening proposals. You will craft detailed bids for large-scale openings, collaborating closely with project management, detailing, and sales teams to influence margins and win rates.

The role requires interpreting complex drawings and schedules, Excel-based estimating, and willingness to travel for quarterly meetings and jobsite visits.

Qualifications

• Experience interpreting architectural drawings, specs, and hardware schedules.
• Advanced Excel skills for estimating formulas, data analysis, and formatting.
• Willingness to travel for quarterly meetings, trade events, and site visits.
• Specialization in Division 8 doors, frames, and hardware advantageous.

Responsibilities

• Analyze architectural plans, life safety codes, ADA compliance, and hardware schedules to build precise material take-offs.
• Engineer cost‑effective value engineering options that protect design integrity and deliver budget savings.
• Negotiate pricing, material coverage, and project timelines with manufacturers and vendors.
• Formulate clear, accurate bid proposals tailored to general contractors and end-user clients.
• Lead post‑bid follow‑ups and scope negotiations to close commercial contracts.
• Facilitate handoffs from estimate to execution with detailing and project management teams.
• Maintain long-term relationships with general contractors, architects, and suppliers.
