Job summary

Austin Commercial, based in Phoenix, AZ, is seeking a Project Manager to lead complex commercial construction projects from preconstruction through closeout. You will plan, schedule, and coordinate all phases, while collaborating with owners, architects, and subcontractors to deliver on time and within budget.

Qualifications

• 6+ years of commercial construction project management experience.
• OSHA 30-Hour Construction Industry Outreach Training (may obtain within first year).
• Proficient in project manager software.
• Proficient with cost projection, scheduling, financial analysis, budget reviews and labor reports.
• Ability to build and manage high-performing teams.

Responsibilities

• Oversees a construction project by planning, scheduling and coordinating all phases.
• When a project is handled through a preconstruction agreement, works with owners and architects on plan development and cost input.
• Manages startup activities; coordinates with superintendent on site logistics and traffic planning.
• Reviews subcontractor bids, ensures bonds/insurance, and resolves contract issues.
• Ensures contract terms and specs are met; inspects work for quality and conformance.
• Approves subcontractor pay applications and ensures timely payments.
• Maintains cost accounting; prepares monthly job status reports and analyzes variances.
• Develops a master construction schedule with Scheduling; keeps CPM current.
• Distributes changes for pricing; negotiates with owners and subs as needed.
• Ensures compliance with laws, policies, safety, and reduces risk.
• Leads training and development of project staff and fosters teamwork.
