Job summary

CAPREIT seeks a Community Manager for Meridian at Watermark in North Chesterfield, VA. You will lead daily operations, leasing, and resident service for a 300-unit garden-style community, while ensuring regulatory compliance and budget discipline.

The role calls for LIHTC involvement, strong customer focus, and team leadership in a fast-paced environment. Ideal candidates have 3–5 years in multifamily management, familiarity with LIHTC/Section 8/HUD, and a track record of coaching onsite teams

Qualifications

• 3-5 years of multifamily property management experience.
• LIHTC experience and familiarity with Section 8/HUD preferred.
• Proven ability to lead and motivate onsite teams.

Responsibilities

• Lead day-to-day operations of a 300-unit community and drive leasing, resident satisfaction, and performance.
• Oversee affordable housing programs (LIHTC, Section 8, HUD) with regulatory compliance.
• Ensure compliance with policies and housing regulations.
• Drive occupancy and revenue by monitoring leasing, rent collections, delinquency, and budget goals.
• Coach and develop onsite staff to deliver exceptional results.
• Build strong resident relationships and provide outstanding service.
• Maintain resident files, reports, and compliance documentation.
• Analyze financial reports to identify opportunities for efficiency.
• Collaborate with regional leadership to meet community objectives.
