Job summary

Equinix is seeking a Senior Commercial Manager to lead commercial oversight for its AMER data center expansion program. You will drive cost reduction, manage risks, and ensure strong financial controls across a major project portfolio.

Responsibilities include budgeting, cost modeling, value engineering, and coordinating with Design, Construction, Procurement, Finance, PMO, Legal, and Corporate Development teams to deliver projects on time and within budget.

Qualifications

  • Bachelor’s degree in construction, business, financial or related field, or equivalent experience.

  • Lead strategic and day-to-day commercial management to reduce construction costs.
  • Provide assurance against internal financial controls and reporting processes.
  • Manage major contract risks.
  • Procure third-party consultants for design, commercial, and pre-construction services.
  • Develop RFPs and service deliverables for commercial management services.
  • Manage third-party commercial consultants and ensure timely, high-quality deliverables.
  • Develop General Contractor and supplier procurement strategies.
  • Prepare and negotiate General Contractor contracts with Legal and Procurement.
  • Present construction market insights, cost indices, supplier, and benchmarking information.
  • Prepare budgets, feasibility estimates, cost models, and benchmarking analyses.
  • Advise on economical design and construction delivery strategies.
  • Identify commercial risks and develop mitigation strategies.
  • Prepare cost data in the Equinix WBS throughout the project lifecycle.
  • Lead value engineering exercises and cost evaluations.
  • Prepare cashflow forecasts and monthly reports for budget, cashflow, risk, and change management.
  • Monitor project budgets, cost checks, value engineering, cost savings, and alternates.
  • Oversee commercial change management and change evaluation.
  • Provide Construction in Place (CIP) data to Finance.
  • Lead commercial risk management, audits, contingency analysis, and management.
  • Monitor financial close-out and vendor settlements.
  • Prepare lessons-learned cost analysis and outturn-cost WBS analysis.
  • Collaborate with Design, Construction, Procurement, Finance, PMO, Legal, and Corporate Development teams

Requirements


  • Bachelor’s degree in construction, business, financial or related field, or equivalent experience

  • Proven experience in a Commercial Management role at a senior level

  • Demonstrated mission critical facility experience; data center experience strongly preferred

  • Working knowledge of mission critical MEP expertise

  • Campus project experience preferred

  • RICS accreditation preferably

  • Detail oriented, with accurate input and proof-reading skills

  • Ability to handle multiple tasks in a fast-paced environment

  • Strong business acumen

  • Strong written and verbal communication skills

  • Strong sense of accountability, ownership and urgency

  • Strong Excel, Power BI, and Cost Management Tool skills and experience
