Job summary

Ableserve is seeking a Building Engineer II in Austin to independently operate and maintain HVAC, electrical, plumbing, and BAS systems. Qualifications

• 5+ years of commercial building engineering or facilities maintenance experience.
• Strong knowledge of HVAC, electrical, plumbing, mechanical, and building automation systems.
• Experience troubleshooting complex building systems with limited supervision.
• EPA 608 Certification required; other technical certifications preferred.
• Ability to read blueprints and electrical schematics; strong customer service skills.

Responsibilities

• Independently operate, monitor, maintain, troubleshoot, and repair HVAC, mechanical, electrical, and plumbing systems.
• Operate and maintain boilers, pumps, heat exchangers, and distribution equipment.
• Monitor Building Automation Systems (BAS/BMS) for energy efficiency and reliability.
• Process preventive and corrective maintenance using CMMS and document work orders.
• Coordinate with vendors/contractors and support capital projects.
• Respond to tenant needs and maintain safe, compliant operations.
