Job summary

ABM is seeking a Building Engineer to operate, maintain, troubleshoot, and repair building systems across HVAC, electrical, plumbing, and mechanical equipment. You will perform preventive maintenance per schedule, monitor BAS for alarms, inspect equipment, and coordinate with contractors to ensure safe, compliant facilities.

You will respond to tenant requests, maintain records, and support energy management initiatives while upholding OSHA and local codes.

Qualifications

• 3+ years of experience in commercial building maintenance or facilities management.
• Working knowledge of HVAC, electrical, plumbing, mechanical, and BAS.
• Proficiency with CMMS and Microsoft Office.
• Ability to lift up to 50 pounds and perform physical tasks.
• Excellent customer service and communication skills.

Responsibilities

• Operate, maintain, troubleshoot, and repair building systems, including HVAC, electrical, plumbing, lighting, and mechanical equipment.
• Perform preventive maintenance inspections according to established schedules and procedures.
• Monitor BAS and respond to system alarms and abnormalities.
• Inspect equipment, identify deficiencies, and recommend corrective actions.
• Respond promptly to tenant and facility service requests.
• Coordinate and oversee work performed by third-party contractors and vendors.
• Maintain accurate maintenance records, work orders, and equipment documentation.
• Conduct routine building inspections to ensure operational efficiency and regulatory compliance.
• Support emergency response efforts and participate in after-hours on-call rotations as required.
• Ensure compliance with OSHA regulations, local building codes, environmental standards, and company safety policies.
• Assist with capital improvement projects, equipment upgrades, and energy management initiatives.
• Monitor utility consumption and identify opportunities for energy conservation and cost reduction.
• Maintain inventory of maintenance supplies, tools, and replacement parts.
