Qualifications

  • EPA 608 Certification required; other technical certifications preferred.
  • Ability to read blueprints and electrical schematics; strong customer service skills.

Job description

The Building Engineer II is responsible for the independent operation, maintenance, troubleshooting, repair, and optimization of commercial building systems. This position performs preventive and corrective maintenance on HVAC, electrical, plumbing, mechanical, life safety, and building automation systems while ensuring equipment reliability, tenant comfort, energy efficiency, and regulatory compliance.

The Building Engineer II serves as a technical resource for engineering staff, coordinates with vendors and contractors, supports capital improvement projects, and assists building management in maintaining safe and efficient facility operations.

Pay:$36 - $39 hourly

Building Systems Operations
  • Independently operate, monitor, maintain, troubleshoot, and repair HVAC, mechanical, electrical, and plumbing systems.
  • Operate and maintain boilers, heaters, pumps, valves, piping systems, heat exchangers, and associated distribution equipment.
  • Diagnose and repair refrigerant compressors, condensers, evaporators, cooling towers, pumps, expansion devices, and related refrigeration systems.
  • Operate, maintain, and troubleshoot air handling units (AHUs), rooftop units (RTUs), fan coil units, exhaust systems, and ventilation equipment.
  • Maintain and repair air compressors and compressed air distribution systems.
  • Operate, maintain, and repair natural gas distribution systems and associated control components.
  • Maintain water distribution systems, domestic water equipment, water treatment systems, pumps, piping, fixtures, drains, and sanitary sewer systems.
  • Perform troubleshooting and repairs on fuel oil systems, including pumps, tanks, piping, and controls.
  • Maintain and repair trash compactors, hydraulic systems, and associated equipment.
  • Maintain and repair commercial kitchen equipment, where applicable.
Electrical Systems
  • Perform maintenance and repairs on electrical distribution systems up to designated voltage levels within company policy and safety guidelines.
  • Diagnose electrical issues affecting motors, controls, lighting systems, mechanical equipment, and related infrastructure.
  • Maintain switchgear, panels, breakers, transformers, emergency lighting, and backup power equipment as assigned.
  • Perform lighting inspections, lamp and ballast replacement, and lighting control system maintenance.
Building Automation & Controls
  • Monitor and adjust Building Automation Systems (BAS/BMS) to optimize building performance and energy efficiency.
  • Identify system deficiencies and implement corrective actions to improve operational reliability.
  • Recalibrate building control systems based on seasonal and occupancy requirements.
  • Analyze equipment performance trends and respond proactively to operational issues.
Preventive & Predictive Maintenance
  • Execute preventive maintenance programs in accordance with manufacturer recommendations and company standards.
  • Perform inspections and condition assessments to identify maintenance and replacement needs.
  • Utilize computerized maintenance management systems (CMMS) to document work orders, inspections, repairs, and asset information.
  • Recommend improvements to maintenance procedures and equipment reliability programs.
Tenant & Customer Service
  • Respond promptly to tenant service requests and building operational concerns.
  • Communicate professionally with tenants, vendors, contractors, and property management teams.
  • Ensure high levels of customer satisfaction through timely issue resolution and follow-up.
Vendor & Project Coordination
  • Coordinate and oversee contractors performing maintenance, testing, inspections, and repair activities.
  • Verify contractor work quality and compliance with safety and operational requirements.
  • Assist with building improvement, renovation, and capital projects.
  • Support management with equipment replacement planning and budgeting recommendations.
Life Safety & Regulatory Compliance
  • Assist in maintaining compliance with OSHA, environmental, fire/life safety, and local code requirements.
  • Participate in emergency response procedures and after-hours building emergencies.
  • Support testing, inspection, and maintenance activities for life safety systems within assigned scope.
  • Maintain accurate maintenance records, system documentation, and compliance logs.
Leadership & Technical Support
  • Provide technical guidance and mentoring to Building Engineer I personnel and maintenance staff.
  • Share best practices and assist in training on building systems and maintenance procedures.
  • Participate in root cause analysis of recurring equipment failures and operational issues.
  • Support building management with operational reporting and engineering recommendations.
Additional Responsibilities
  • Participate in on-call rotations and emergency response activities as required.
  • Maintain a safe work environment and follow all company safety policies and procedures.
  • Perform other duties and special projects as assigned by Building Management.
Requirements
  • 5+ years of commercial building engineering or facilities maintenance experience.
  • Strong knowledge of HVAC, electrical, plumbing, mechanical, and building automation systems.
  • Experience troubleshooting complex building systems with limited supervision.
  • EPA Section 608 Certification
  • Relevant technical certifications such as SMA/SMT, HVAC certification, Stationary Engineer License, or equivalent preferred.
  • Working knowledge of CMMS systems and preventive maintenance programs.
  • Ability to read blueprints, mechanical drawings, and electrical schematics.
  • Strong customer service, communication, and problem-solving skills.
