True Storage is seeking a metrics-driven Asset Management leader to oversee a 30-store self-storage portfolio. The role targets aggressive NOI growth and strategic pricing to push occupancy and revenue above benchmarks.

The candidate will manage third-party operators, audit performance, and push ancillary revenue while traveling to multiple sites for audits and reviews. Competitive base salary with strong bonus potential.

Qualifications

• Minimum 7–10 years of senior operational or asset management within self-storage.
• Demonstrated history of managing large multi-state portfolios and turnarounds.
• Familiarity with third-party management systems and data analytics.

Responsibilities

• Audit and re-engineer pricing and occupancy strategies across 30 locations.
• Drive NOI through rent optimization and ancillary revenue.
• Shift from blanket discounts to hyper-local promotions.
• Audit third-party operator performance and enforce metrics.
• Conduct field audits, on-site inspections and revenue reviews.
• Optimize regional marketing spend for higher conversions.
• Explore monetization of underutilized assets and services.
